Pelican Bay - Naples
Pelican Bay is a Westinghouse community consisting of 2,100 acres at the north end of Naples. It has achieved fame throughout the U.S. as the recipient of numerous environmental, landscaping, and architectural awards for outstanding design.
The area includes a mixture of single-family homes, villas, condominiums, and commercial service properties all set amidst gently winding streets with exquisite preservation of the native environment. Architectural styles in the area are often contemporary, featuring abundant use of brick and wood for a natural look. The Club at Pelican Bay offers beautiful facilities, including a challenging and scenic 27-holes of golf, and exquisite dining. Tennis is available at several locations within Pelican Bay, with the largest being the Registry Resort. Boardwalks through carefully preserved mangrove forests lead to the Gulf, where two beachfront restaurants provide the perfect beach setting.
With only a few entrances to the area, Pelican Bay offers a very secure environment. Several neighborhoods, such as the very exclusive Bay Colony, have gated entries. Gulf Shore Boulevard - Naples
Every community has a special attraction unique to the city. Naples has the Pier at the south end, the Ritz-Carlton to the north, and fabulous Gulf Shore Boulevard in between.
The condominiums and cooperatives along both sides of the Boulevard begin just north of the Naples Beach Hotel and continue north to the city's edge in Park Shore. Approximately 135 beach and bayfront condominium sites are found on the Boulevard and surrounding streets.
Architectural styles vary from tropical Bahama-style low-rise buildings to 20-story contemporary structures, ranging from one-bedroom units to four or five bedroom multi-story penthouses. Amenities may include boat docks, tennis courts, large swimming pools, saunas, Jacuzzis, and clubhouse rooms with kitchens, pool tables, and more. Most of the residential complexes also offer special security and privacy measures, some including on-site security guards.
Park Shore - Naples
Park Shore is an immaculate, prestigious community located between the Gulf of Mexico and U.S. 41, with both inland and waterfront homes and condominiums, as well as excellent shopping and dining facilities, including the breathtaking Venetian Village.
Most of the condominiums are located on the Gulf or Venetian Bay. Marina facilities are located directly on the waterfront, and residents of the area have a private beach entry in addition to several public beach access points. There is also a lighted promenade that stretches along the beach, ideal for strolling during the day or at night.Landscaping in all areas of Park Shore is extensive and well manicured, reflecting the elegance of this neighborhood, and almost 90 percent of the residences have swimming pools. Homes generally feature stucco with tile roofs in contemporary, Mediterranean, and various other architectural styles.
The Moorings - Naples
These neighborhoods were primarily built in the 60's and 70's, and exude a quiet elegance befitting a premier lifestyle. The streets are lined with ficus, banyan and palm trees, and neatly manicured lawns are in abundance. Architectural styles are dominated by the traditional Florida designs, and many of the older homes have undergone renovation or complete reconstruction in recent years, as the land value has steadily increased.
The Moorings is centrally located, stretching from U.S. 41 to the Gulf of Mexico. Much of the area is waterfront, especially in The Moorings, with boat docks and shimmering views for both single-family homes and condominiums.
Old Naples, a charming area characterized by hundreds of coconut palms with each street ending at the beach, is truly a unique neighborhood with its history and variety of small cottages, beach front estates, and everything in between. It is loosely defined as the area that extends from 7th Avenue North southward to Aqualane Shores, although the true “Old Naples” refers primarily to the section around the Naples Pier.
The vintage of homes in the area varies from turn-of-the-century to the present date, and architectural styles reflect this variety of time periods. There is also an excellent selection of condominium residences, all within a few blocks of the Gulf (zoning regulations do not permit any condominiums on the beach in the area south of the Naples Beach Hotel and Golf Club).
Vanderbilt Beach, located in the North Naples area, is a neighborhood consisting of a many canal and bay-front homes, a few beach-front homes, and a good selection of bay- and beach-front condominiums. There are 17 residential streets in the neighborhood each ending in a cul-de-sac. Homes front man-made canals that provide boating access to the Gulf of Mexico through Wiggins Pass to the north. Boats are limited in size by water depth and the height of the Bluebill Avenue Bridge, but sizes may range up to 30 feet. The gulf beaches, including beautiful Delnor-Wiggins State recreational area, are within walking or biking distance from all homes in the neighborhood, and several major shopping centers are located nearby. New home construction is evident on most streets in the neighborhood, and some of the older homes are being remodeled or replaced by larger, higher quality homes that help create an excellent waterfront value.
Royal Harbor - Naples
The Royal Harbor area is comprised of approximately 420 waterfront home-sites, with direct access to beautiful Naples Bay, the Inland Waterway and the Gulf of Mexico. Deep-water canals are especially enticing for boating enthusiasts here and in the adjacent areas of Oyster Bay and Golden Shores.
The quiet streets include a variety of design styles and offer some of the best waterfront values in Naples. Virtually every home has a swimming pool and a dock at the back door, and boat sizes may range as high as thirty feet. A great deal of remodeling has occurred in the past decade, as owners modernize some of the older, smaller homes.
